Fully Managed Property Management Pricing
Advising as to the likely rental income.
 
Advertising and generally marketing the Property.
 
Interviewing prospective tenants and taking up full references including bank reference, and employer or previous landlord character reference. Where necessary, additional security would be requested by means of a guarantor. In the case of a company, a full bank reference would be taken.
 
Preparing the tenancy agreement necessary for the Landlord to gain protection of the relevant Rent and Housing Acts.
 
Liaising with a Landlord's mortgagees where necessary with regard to references and tenancy agreement.
 
Taking a deposit from the Tenant, dealing with this deposit under the requirements of the chosen deposit protection scheme until the end of the tenancy when the Property and contents have been checked for unfair wear and tear and handling any termination issues with the Tenant and the tenancy deposit scheme provider.
 
Collecting the Rent monthly and paying over to the Landlord monthly (normally sent on the day of collection) less any fees or expenses due or incurred for the period. Payments will be made by direct bank transfer and a detailed rent statement will be forwarded to the Landlord.
 
Arranging with service companies (principally electricity gas and water) for meter readings and advising them of the transfer of service contracts to the Tenant at the beginning of each tenancy.
 
Regular inspections of the Property are carried out on a quarterly basis. Responsibility for and management of empty property is not normally included, and will only be carried out by special arrangement agreed in writing between the Landlord and the Agent.
 
Co-ordination of repair or maintenance including arranging for tradesmen to attend the Property and obtaining estimates where necessary, supervising works and settling accounts from rents received.
 
Making payments on behalf of the Landlord from rents received for costs in managing the Property.
 
Carrying out a full property inspection and inventory check at the end of the tenancy and, if necessary, preparing and agreeing a schedule of costs relating to any damage or unfair wear and tear prior to releasing the Deposit.

Our Service for Tenants

Once you have found the ideal home through Picker Elliott, you will be required to complete our Tenant Application Form. Each individual tenant over the age of 18 years must apply by completing a form. All information provided is strictly confidential. A guarantor application will only be required where necessary.

After we have received your completed application form, we will be able to commence the referencing checks. These include landlord, employer, and credit checks and normally take between 1-5 working days. Once you have passed these checks you will be offered a tenancy. Normally the initial tenancy will be for a fixed term of six months.

An initial payment is then required in cleared funds before your agreed move in day. If we are managing your property, we will safely store your deposit with the Deposit Protection Service (DPS.)

Tenant Fees
Guarantor Fee.
We are unable to accept guarantors. Applicants must pass for the property on their own merit.
Unfortunately guarantors are no longer acceptable.
Amendment fee.
This charge will cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents. This also covers costs in ‘change of sharer’ situations and covers the landlords costs in securing a new sharing and associated legal requirements in processing that new sharers application.
£50 inc VAT per change
Replacement keys or security devices.
Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.
Cost of keys or devices plus £12 inc VAT
Payments during your tenancy where applicable.
Utilities - gas, electricity, water and council tax
Communications - telephone and broadband
Installation of cable or satellite and associated subscriptions
Television license
Before the referencing process can begin.
Paid by you to reserve the Property. This will only be retained by us if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days.
1 Weeks rent
Early release fee.
Should you wish to leave the property before the end of your tenancy agreement, and should the landlord agree to this, then you will be liable to cover the landlord’s costs of re-letting the property as well as any rent due under the terms of your tenancy agreement up until the point the replacement tenancy commences.
Payment of any unpaid rent and reasonable costs.
Late payment of rent.
Interest will be charged at 3% above the Bank of England Base Rate from Rent Due date until paid in full. This will not be levied until the rent is more than 14 days in arrears with the interest calculated back from the first day of the arrears.
Other permitted payments.
Any other permitted payments, not included above under relevant legislation including contractual damages.
